SHOULD YOU BUY LAND THE CONVENTIONAL WAY OR ONLINE?

BUY LAND THE CONVENTIONAL WAY

The traditional way of buying land is through a real estate broker.  You can contract with an agent to find you a piece of property.  Once you’ve selected a lot, the agent handles all of the negotiating with the seller.  For their services, the agent receives a certain percentage of the sale price, anywhere from 1% - 5%.  One of the biggest benefits to hiring an agent is they have access to the MLS database along with knowledge of the market and possibly unlisted property.  The biggest downside to hiring an agent is the commission they receive. It may not seem like much, but on a $50,000.00 property that can be $2,500.00.  Sometimes, this can be negotiated into the seller’s closing cost, so you wouldn’t be responsible for the cost.
You can also buy property through an auction.  Interested buyers will compete against each other on an already reduced priced property. Once the bidding stops, the property is sold to the highest bidder. This can be good and bad. You may be able to purchase a property at a much lower cost than what the market value is.  If it is an attractive property, you can get caught up in the bidding and pay more for than you wanted to. The benefit is you may purchase at a reduced cost. You need to be prepared when purchasing from an auction.  A drawback to purchasing through an auction is sometimes you have little time to really research the property prior to bidding.

You can also find land through a referral site, such as Landwatch.com. These websites don’t actually own the land, but act as a listing service for sellers to sell their land.  There are usually no extra fees using these types of sites, as the seller usually pays those. 
There are also several sites that offer an auction based purchase. This can be confusing as most of the time you are bidding on the down payment and not the actual purchase price.  Be sure to read the entire listing before bidding.
