Why Owner Finance?

One of the many things that make Classic Country Land, LLC stand out from the rest is our owner financing! In other words we (the owners, no middlemen here!) can provide you with hassle free financing. It is all handled 100% in house here, with no credit checks or the typical headaches related to dealing with banks.  The biggest hassle of buying land, is when it comes time to pay.  You find your dream property, only to find out the bank won’t give you a reasonable loan, and the dream dies.  Not with Classic Country Land!  We understand that you may not be able to afford to pay 100% of the price of a property right away.  Since all of the land we sell is land we own, we are free to offer you easy owner financing!

So how does owner financing work?
In short, when you find a property you like and decide you want it, give us a call. We will help you on getting your payments to something that works for you as our terms are very flexible. Once the pricing and financing terms are figured out, we will send you a contract for deed to sign, and once both sides have signed it, you're free to use your land however you want while making payments to us. It really is that easy!

How do I qualify for owner financing?
You're qualified! We don't perform any background or credit checks. We approve everyone and don't discriminate.

What type of down payment do you require for financing?
We do ask that you put down a minimum of $299 for most properties; however some do require 5%. The more you put down, the more positively it affects the interest rate.

What are your interest rates like?
Our interest rates are very competitive, and vary based on the amount of your down payment.

This is probably as good a place as any to explain a few more details about the owner financing we offer. First off, what we don't do... As I said above, we don't have a pre-payment penalty. We don't know what your situation will be 5-10 years down the road, so I'd never want to back you into a corner and charge you extra fees (pre-payment penalty), etc. Think of owner financing as an easy bank loan... without all the loan applications, credit checks, income requirements, red tape and common headaches associated with the traditional loan process. You want to buy the land, and we want to sell it to you. What could be simpler?
An obvious reason to buy now is to have your own place when you're ready to retire. Imagine the comfort and security of knowing that you've already purchased the place you'll live when you quit working.

This Is Too Good To Be True.
What's The Catch?
Because it's so simple, a lot of people ask me "So, what's the catch? This seems too good to be true." And to be honest, they're right. It is too good to be true! Here is the "catch." The properties we sell are not downtown. They're usually not in a neighborhood, and they're probably not around the corner from where you live. In fact, the properties we sell are not in any large city. So there you have it. I've told you the "catch."

SHOULD YOU BUY LAND THE CONVENTIONAL WAY OR ONLINE?

BUY LAND THE CONVENTIONAL WAY

The traditional way of buying land is through a real estate broker.  You can contract with an agent to find you a piece of property.  Once you’ve selected a lot, the agent handles all of the negotiating with the seller.  For their services, the agent receives a certain percentage of the sale price, anywhere from 1% - 5%.  One of the biggest benefits to hiring an agent is they have access to the MLS database along with knowledge of the market and possibly unlisted property.  The biggest downside to hiring an agent is the commission they receive. It may not seem like much, but on a $50,000.00 property that can be $2,500.00.  Sometimes, this can be negotiated into the seller’s closing cost, so you wouldn’t be responsible for the cost.
You can also buy property through an auction.  Interested buyers will compete against each other on an already reduced priced property. Once the bidding stops, the property is sold to the highest bidder. This can be good and bad. You may be able to purchase a property at a much lower cost than what the market value is.  If it is an attractive property, you can get caught up in the bidding and pay more for than you wanted to. The benefit is you may purchase at a reduced cost. You need to be prepared when purchasing from an auction.  A drawback to purchasing through an auction is sometimes you have little time to really research the property prior to bidding. 

BUY LAND ONLINE

There are a number of websites where someone can find land for sale. Over its 15 years in business, Classic Country Land, LLC has established itself as the premier online land seller. With our easy to navigate website, to our friendly customer service staff, we have assisted buyers all over the world with their dream to own land.  
You can also find land through a referral site, such as Landwatch.com. These websites don’t actually own the land, but act as a listing service for sellers to sell their land.  There are usually no extra fees using these types of sites, as the seller usually pays those. 
There are also several sites that offer an auction based purchase. This can be confusing as most of the time you are bidding on the down payment and not the actual purchase price.  Be sure to read the entire listing before bidding.
We understand that buying land is a big investment. We always recommend doing your due diligence with whatever route you choose to take.  There are lots of ways to find lots for sale that will meet your needs!
